EB-5 PROJECT - COTA VERA
Côta Vera is the newest village in the 22,899-acre Otay Ranch, one of the largest and most successful master-planned communities in the United States. This new community is made up of two parts. The West Village and the East Village. Côta Vera West is the first phase of this new community.
HomeFed Corporation has completed planning and secured all entitlements for Côta Vera West. The home builders we have partnered with plan to begin selling the first homes in late 2021.
Cradled in the rolling hills of Otay Ranch, and cooled by the afternoon South Bay breeze, this new community is located approximately 18 miles southeast of downtown San Diego and 14 miles from the nearest beach. This rapidly growing suburban area is surrounded by outdoor recreation, shopping centers, entertainment, and employments centers.
Côta Vera will include a walkable, mixed-use Town Center that will welcome all to the heart of the community with businesses, recreation, retail shops and spaces to play and gather. It will also be complete with a Town Square Park that will invite neighbors to enjoy morning coffee and evening refreshments outdoors in an Urban style mixed-use park.
Contemporary European inspired designs will offer simple forms and charming details to homes, townhomes and apartments rooted in Southern California casual cool. With for-sale homes ranging from approximately 1,300 – 3,600 sq. ft. to apartment homes available for rent, Côta Vera welcomes a diverse range of lifestyles.
HomeFed Corporation is a real estate development company that specializes in creating vibrant, mixed-use master-planned communities that combine innovative placemaking techniques and environmental stewardship.
Incorporated in 1988 and headquartered in Carlsbad, California, HomeFed is known for undertaking large, complex, environmentally challenging projects that require long-term investments. The company attributes its success to financial prudence, creative land planning, and a collaborative team approach with stakeholders and development partners.
Among the planning groups HomeFed has relied on are the two most important pioneers and leaders associated with the principles of Traditional Neighborhood Development (TND) and New Urbanism: Peter Calthorpe of Calthorpe Associates, and Andres Duany and Elizabeth Plater-Zyberk of DPZ Partners. HomeFed’s communities exhibit the philosophical design concepts of these innovators: vibrant mixed use land plans with walkable human-scale environments, great places to gather, highly amenitized parks, extensive walking and hiking trails, and open space.
As a result of this attention to detail, HomeFed has been rewarded with the most prestigious community design awards in the building industry, including a Gold Nugget Grand Award for the San Elijo Hills Towncenter and the “Master-Planned Community of the Year” award from the National Association of Home Builders.
